GETTING THE PROPERTY READY FOR SALE

Optimizing your property's appeal to buyers is vital.  I'll help you get your home ready for sale, looking especially for easy fixes that won't cost much but that will be attractive to buyers.  

Dirty or untidy houses bring the price buyers are willing to pay crashing down.  Clear out the clutter.  Buyers pay for sparkle, inside and out.  

I'll politely point out worthwhile fixes when we look round your property together.  If more major work would make economic sense, I can recommend contractors who can do a great job for a great price.

Using a professional stager can be beneficial.  If you so wish, I will pay to have a stager go through your house with you.

 

PRICING YOUR HOME CORRECTLY

Setting the optimum price to sell your home is vital.  

Too high, and the property may sit on the market attracting little interest.  Buyers know when a home is overpriced.  In this seller's market, the chance of getting top dollar for your home diminishes week by week.  

Too low, and although your house has quickly attracted a lot of potential buyers and possibly even multiple offers, you may be thinking that you could have got more. 

I'll help you set the optimum list price.  Comparable recent sales in your area are the basis for this, along with comparable local properties currently on the market and current market trends.

Before setting a list price, I'll offer to take you out to view other similar properties for sale in your area.  Perhaps the smartest way to set your list price is to look at the competition and set your list price accordingly.

 

MARKETING

It's hard to put a figure on how many of the potential buyers coming to view your home are there because they saw the property on the internet, but it's certainly over 90%, and that figure will only rise in future.

 Optimum web marketing is key, with great photos and written description to make sure your property makes it onto the "to-view" list of as many potential buyers as possible. 

 A standard part my internet marketing is to pay to "Feature" my listings on the three most visited housing websites: Realtor, Trulia and Zillow.

This means your home will feature prominently at the top of the list of search results, standing out from the regular listings.  This featuring is part of my marketing expense, I will not bill you. 

Aside from internet marketing, I'll also conduct open houses at your convenience.  If I can sell your property to a buyer not working with another Realtor, the total real estate commission will be lower.

 

SETTLEMENT

Getting a ratified sales contract with a buyer is only the first step!

Various inspections, appraisals, and other factors such as mortgage rate changes can derail even the strongest contract.  Building good relations with the buyer's Realtor, and managing all the other various people involved in the settlement process, is something I place a lot of importance on and which can be vital in getting the deal to closing.  

I'll make sure your settlement goes as smoothly as it possibly can.
