The cash back rebate comes from the real estate commission offered by the seller to Samson Properties as the buyer's broker.  

As a buyer you don't pay any commission.  Sellers pay commission to both the listing agent/broker and the buyer's agent/broker.

Cash back will typically be 1% of the sales price of the property, so for example $5000 on a $500,000 house.  This rebate must be on the settlement statement, must be used toward the buyer's closing costs and agreed to by the buyer's lender.

Agents working for the bigger, national real estate companies cannot offer you a deal like this simply because the broker takes a bigger cut of their agents' commissions.  As a relatively small and local broker, Samson takes a smaller cut of my commission, and I am able to offer you this cash back for your closing costs.

Cash back amount may vary depending on the commission offered to Samson Properties by the seller, but for most properties it will be 1% of sales price. If you are interested in buying a particular property, I'll let you know the amount of cash back I can offer for that particular purchase.
